1. Confirm Key Dates with Your Legal Team

Double check the exact settlement date with your conveyancer or solicitor. Ensure all parties involved (buyer, seller, agents, and mortgage broker) are aligned and ready. 


2. Do a Final Inspection

Buyers should arrange a pre-settlement inspection 1-2 days beforehand to make sure the property is in the agreed condition. Check:
- All inclusions (such as appliances and fixtures) are present and working. 
- No new damage has occurred.
- Rubbish has been removed. 


3. Organise Insurance

Buyers - make sure insurance kicks in from the settlement date (if not earlier). Some lenders require proof of this before they release funds. 


4. Utilities & Services Transfer

Arrange for electricity, gas, water, internet, and any other essential services to be connected or disconnected as needed. Doing this ahead of time avoids any awkward cold showers on move-in day!


5. Book your Removalist Early

Settlement times can vary slightly, so aim for the afternoon or the following day to give time for the keys to be released.
